An upcoming private residential project in Dorset Road, near the Farrer Park MRT station is anticipated to generate a great deal of buzz, particularly among homebuyers who want to be close to the city, and be surrounded by a wide range of amenities.
In a tender that closed on 9 October 2025, the Dorset Road plot in District 8 pulled in a whopping nine bids with a top bid of $524 million submitted by United Venture Development. The top bid price works out to a land rate of $1,338 psf per plot ratio (psf ppr).

For a start, the Dorset Road site is a stone's throw to the Farrer Park MRT station on the North-East Line (NEL) which is one stop to the Little India MRT interchange station with the Downtown Line, and two stops to Dhoby Ghaut station, which connects the NEL with the Circle Line and North-South Line (NSL).
Apart from good transport connectivity, the site is also conveniently located near various commercial offerings and F&B options, such as the Pek Kio Market and Food Centre, City Square Mall, Mustafa Centre, and the upcoming Piccadilly Galleria mall, which is part of an integrated development in Northumberland Road. The Tekka Market, as well as numerous cafes and eateries in the Race Course Road and Serangoon Road areas are also not far from the Dorset Road site.
Meanwhile, a short train ride will take future residents to Dhoby Ghaut where the Plaza Singapura mall is. Alternatively, they can transfer to the NSL at the Dhoby Ghaut station which is one stop to Somerset and two to Orchard - opening up a plethora of retail offerings.
For healthcare services, the future project will be minutes' walk to the Farrer Park Hospital and Farrer Park Medical Centre (collectively known as Connexion), and 5 minutes' drive to the KK Women's and Children's Hospital.
The Dorset Road GLS plot is also quite close to the Farrer Park site, which will be redeveloped into a public housing estate that is integrated with sports and recreational facilities. The rejuvenation of the Farrer Park area will further enliven the neighbourhood and bring more facilities to residents.
It is perhaps not very common for a plot near to the city to enjoy proximity to many primary schools, which will make this upcoming Dorset Road development appealing to families with young children.
The primary schools that are within 1-km from the plot are Farrer Park Primary School, Hong Wen School, and St. Joseph's Institution Junior. In addition, primary schools that are 1-2km from the site include Anglo-Chinese School (Junior), Bendemeer Primary School, and St. Margaret's School (Primary). Other institutions such as the School of the Arts (SOTA), LaSalle College of The Arts (McNally Campus), Nanyang Academy of Fine Arts, and the Singapore Management University campus are also in the vicinity.
It is also close to the Little India Historic District, which is rich in architecture, culture and history. Many of the shophouses in Little India are conserved, and several religious and architectural landmarks can be found in the area. Among them, the Sri Srinivasa Perumal Temple at Serangoon Road which has been gazetted as a National Monument is located near Dorset Road. In addition, there are various placemaking initiatives, including arts and community events to spur greater vibrancy in the Little India district.
The upcoming condo project in Dorset Road is expected to be relatively well-received, going by buyers' response to the launch of Piccadilly Grand in 2022. The 407-unit Piccadilly Grand - which is connected to Piccadilly Galleria and has a direct link to the Farrer Park MRT station - sold 77% of the units over its launch weekend in May 2022, and was sold out in 2023.
